Invest IRA, SEP and Roth Money in Real Estate

Take Control of Your Future!

Self-directed retirement money (IRA, Roth IRA & SEP) can be invested in income producing real estate.  Don't settle for a return of less than 3% annually, in savings and money market accounts.  Why allow your future retirement to be eroded by the whims of Wall Street?  How much has your retirement money grown (or, possibly, lost) in the past 10 years?

If you are attempting to plan for your retirement or you are actually needing to fund your retirement, real estate investment of your self-directed IRAs, SEPs and/or Roth IRAs may be the best alternative to the dismal returns offered by savings, money market accounts and securities.

How Can Retirement Funds be Used to Buy Real Estate?

Self-direct retirement money can be invested in real estate by using any number of Trustees who serve this segment of the market.  Locally, you can contact Entrust Arizona, 20860 N Tatum Blvd., #240, Phoenix, Az. 85050, (480 306-8404) or visit their web site (www.EntrustArizona.com), for more information.

Why Invest in Real Estate?

1)  Unlike savings and money market accounts, real estate can give a monthly return PLUS possible appreciation.

2)  Unlike most stocks, real estate can give a monthly return AND possible appreciatin not influenced by hedge funds, market manipulators and daily fluctuations.  Real estate has some intrinsic value.  You can see it, touch it and improve its value and income producing performance.

3)  The Metropolitan Phoenix area real estate values are at the lowest level in years.  Historically, this may be one of the best times to invest in the possible rebound of values.

4)  The retirement account can borrow up to approximately 50% of the value of the property.  Since the account is the borrower, the lender does not care whether the account Owner/beneficiary has a job or good credit.  Therefore, an account of $50,000 could purchase a property of approaching $100,000.

What Return Can I Expect?

All investments include risk.  The advantage to real estate is that it has intrinsic value, not found in stocks.  You can  exert control over it.  You are familiar with real estate, you select the real estate and you make decisions relating to maintenance, upgrades, pricing, etc.  A property management compoany, of your choosing and at your direction, handles the leasing, maintenance and reporting.

A client, in March of 2009, purchased a foreclosed property in Queen Creek, for $73,000.  The first year return was approximately 7%, plus the property is now valued at about $82,000, for another 7% return.  Your return could be substantially less or greater.

How Do I Begin?

You can contact your investment counselor, tax adviser, attorney, Entrust Arizona or other retirement funds trustee, for direction.  You can also, call or E-mail me, in order that I can help you coordinate the various entities involved and, when you are ready, begin the search for the "right" real estate property.

This sounds exciting, but I Have Questions.

Call or E-mail me.  I would appreciate talking about this opportunity, so that you can decide whether it is something you want to pursue or not.
